Airbnb management companies, read before you sign
Short-term rental management arrives in three shapes. A full-service company takes the calendar, the guests and the turnovers. A co-host works beside you and leaves the contract in your name. Software takes nothing off your plate and only makes the work faster. A company's own website rarely says which one you are being sold.
This desk keeps a register of 231 Airbnb and vacation rental management companies and 74 host tools: what each one runs, where it runs it, and what an owner actually hands over. Read the shape of the deal here, then take the sales call.
What has to be on the record before a company is listed
- A named legal entity with a real business addressnot only a brand.
- A stated service modelfull service, co-hosting, hybrid, franchise, or software only.
- The markets it operates in, taken from the company's own listings and pages.
- A fee structure the company publishes, or confirms in writing when asked.
- Owner-side contract termsnotice period, exclusivity, and who holds the listing.
Three ways owners buy management
- 01
Full service
the company runs pricing, guest messaging, cleaning and maintenance, and reports back. The most common shape in the register: 181 of 231 companies describe themselves this way.
- 02
Co-hosting
you keep the listing and the guest contract; the co-host takes the parts you name. 21 companies in the register work like this.
- 03
Software only
nobody takes the work off you; the tools cut the hours it takes. 74 of them are tracked separately from the companies.
- 04
Everything else
hybrid, franchise, tech-enabled, remote assistants and master-lease deals: 29 companies whose split of duties has to be read line by line.

Handing the calendar over: what you gain, what you give up
Pros
- One party answers for pricing, messaging, cleaning and turnovers — 181 of the 231 companies work this way.
- One contract and one invoice instead of a cleaner, a copywriter and a pricing tool.
- The company carries the season when you are away from the phone.
Cons
- The listing may move out of your name: who holds it after you sign is a separate question.
- Most companies in the register do not publish a fee; you learn it in the call.
- Exclusivity and the notice period decide what leaving costs, and they are rarely on the website.

Eight questions to ask before you sign
- 01
The legal entity
the name that signs, not the brand on the website.
- 02
Notice period
how many days to leave, and what it costs to leave early.
- 03
Exclusivity
whether you may list the same property anywhere else.
- 04
Who holds the listing
your account or theirs, and what happens to reviews if you part.
- 05
Bookings on the calendar
who honours them, and who keeps the money, after you leave.
- 06
The fee
the percentage, what it is taken from, and every charge that sits outside it.
- 07
Minimum portfolio
whether one property makes you a client or an exception.
- 08
Who pays for damage
the deposit, the insurance and the excess, in writing.
The shape of the deal, not the shape of the website
A company’s own site says what it sells. The register says what it runs, where it runs it, and what an owner actually hands over — the four facts that decide the contract.
Run by the same team as this register
-
One Fine BnB
Full-service Airbnb and vacation rental management, run for owners since 2010: it takes the listing, the guests and the turnovers. It is a management company itself, so it competes with the companies ranked on this page.
-
BnBGenius
An AI layer over the hosting work rather than a manager: guest messaging, review chasing, task creation and upsells, added to the tools an owner already runs. No PMS to replace, and the contract stays in the owner's name.

What this register will not do
We do not publish a fee we were not shown. Where a company keeps its pricing private, the register says so and stops there.
Compare before you call
The shortlist puts the service model, the markets and the head office of every company in one table, so the sales call starts from facts you already have.
What the register holds
231 Airbnb, short-term and vacation rental management companies; ten of them are listed above, in rank order.74 host software tools, tracked separately from the companies.181 full-service companies, 21 co-hosts, 29 on other models.Every entry carries a head office and the markets the company claims: its claim, not our verification.
From claim to line in the register
- 01
The company is found
an owner asks about it, or a listing names its manager.
- 02
Facts are taken from its own pages first
service model, markets, head office.
- 03
What it does not publish is left empty rather than estimated.
- 04
The entry is placed in the order, and the order is a reading of those facts.
- 05
The entry is written up when there is something to say beyond the row.

Start from your question
Owner questions we get asked most
01 What does an Airbnb management company do?
At full service it takes the listing's day-to-day: pricing and calendar, guest messaging, cleaning and turnover scheduling, maintenance call-outs and reporting. What it does not take is ownership risk — the permit, the insurance and the tax return stay with you.
02 What is the difference between an Airbnb manager and a co-host?
A manager usually takes the whole operation, and often the listing itself. A co-host is added to your listing and takes the parts you name, so the account and the guest contract stay yours. In this register 181 companies describe themselves as full service and 21 as co-hosts.
03 Do vacation rental management companies work with a single property?
Many do. The ones that do not usually say so as a minimum portfolio or a minimum revenue, and that is the first question to ask: it decides whether you are a client or an exception.
04 How do I check a short term rental management company before signing?
Ask for the legal entity name, the notice period, whether the agreement is exclusive, who holds the listing account, and what happens to bookings already on the calendar if you leave. Then read what the company publishes about fees and compare it with what you were told on the call.
05 Is searching for an Airbnb management company near me the right approach?
Proximity helps for turnovers and inspections, but it is a weaker signal than market coverage and local licensing. A company two towns away that already runs your permit type is a safer bet than a neighbour learning it on your property.
Some outbound links on this site are commercial. Rankings and ratings are editorial and are not for sale. Where a company listed here is connected to this site's publisher, its entry says so.
